The municipal assessment exists to calculate your property taxes. Your municipality sets it against an earlier reference date and updates it only every three years, so it rarely reflects what your property would sell for today. Market value is the most probable price a buyer would agree to pay under current market conditions. That is what the Ubee estimate approximates.

Every estimate comes with a confidence level indicating the quality of the data available for your address. An automated estimate cannot see inside your property: it knows nothing of the condition, recent renovations, quality of finishes or the view. These can move the value significantly, in either direction.
The estimate relies on transaction history. A property sold very recently, or conversely not since before 2003, may have no usable point of comparison. Other addresses are simply absent from public records or registered in another form: new construction, converted buildings, rural addresses. Start by checking the spelling and the postal code; if the address still cannot be found, a broker in your area will value the property free of charge.
